SAN JOSE BANK OWNED PROPERTIES ( REO)
Now you can own cash flow property in the Bay area. There is a 195% increase in Bank Owned proeprties in Santa Clara County in the last quarter.
When you are buying Bank owned properties, typically you have to be prepared:
They want the home sold as-is.
They want a minimum of a 1% good faith deposit and copy of check to accompany the offer.
They want a 30 day closing.
Since this is a bank owned property ,the bank usually will have no reports or inspection details available, so typically the buyer would need to obtain these at your cost.
They want a Pre-approval letter from a direct lender, and typically will be Banks.

Typically the seller will counter no seller signatures. After the contract has been agreed upon, the selling broker will forward all paperwork to the seller with disclosures for the seller to sign. It could then take up to 3 weeks to get the ratified contract back.
